FAQ's

How is rent determined?
Depending upon the apartment, income qualifies the rent amount. Rent may be partially or fully based on income. There is also a possibility rent may change in the future depending upon income.

What's included in the lease?
The leasing term includes use of the common areas as well as some utilities as described in the lease.

Are pets permitted on the property?
Dogs and cats are permitted with a signed pet addendum and monthly fee. Please inquire for more information.

Is parking available?
Yes! Parking is available and parking permits are issued to residents.

Why do I need to pay a security deposit?
Security deposits are kept on file until the lease ends. After move out, the deposit goes toward covering any cleaning, painting, or repairs needed before being returned.

When will I receive my security deposit back?
Itemized Security Deposit Returns are mailed out within 21 days after your occupancy ends.

When are my monthly rent payments due?
Rent is due on the first of each month.

How do I make my monthly rent payments?
Tenants are able to make payments via an online portal with an eCheck, credit card, or debit card. Money Orders, Cashier Checks, and personal checks are also accepted in person at the leasing office. Also, ACH is available to be set up via the portal.

Does the property have onsite-management?
Yes! Our property managers are available in the leasing office Monday-Friday.

When do I need to report an income change?
Once moved in, there is no need to report any income changes when they occur.

Do I need to be recertified annually?
While there are certain exceptions to this, residents normally are required to recertify eligibility to continue residency once per year prior to lease renewal.

How are maintenance concerns addressed?
Maintenance concerns may be reported through the resident portal, by email, phone, or in writing to the rental office. One of the maintenance technicians will make every effort to respond to the concern within 2 days. There is also a phone number that can be reached 24 hours a day/7 days a week to report maintenance emergencies that will be responded to immediately.
